Phase 2 Environmental Site Assessments

What is involved with Phase 2 Environmental Site Assessments?

A Phase 2 Environmental Site Assessment (ESA) characterizes the nature and extent of environmental contamination through sampling of soil, groundwater, and other substances as appropriate. A Phase 2 ESA is often undertaken when a property is suspected to be a contaminated site based on a Phase 1 ESA or other information.

Activities performed during a Phase 2 ESA include:

  • sampling of soil, groundwater, surface water, vapours, and sediment as appropriate
  • laboratory analysis of these samples for potential contaminants of concern
  • groundwater elevation/flow characterization
  • comparison of contamination levels against regulatory criteria
  • preparation of a detailed report on findings and conclusions

Phase 2 ESAs are performed in accordance with CSA Z769-00 and/or applicable regulatory standards.
